    Can I terminate this lease early under UAE law?

    Yes. Civil Code art. 25 permits early termination with 30 days' written notice where hardship is shown, and clause 9 of this lease does not exclude that right. The test turns on the tenant's circumstances at the date notice is served, not at the date the lease was signed.

    Financial hardship must be evidenced, not merely alleged.
    Notice must be in writing, served on the landlord's registered address.
    Landlord may claim reasonable relocation costs under art. 27.
    A partial-year rebate applies only if the unit is re-let within 60 days.

    Courts have read hardship narrowly since the 2024 amendment, so document the change in circumstances before serving notice and keep a copy of every exchange with the landlord. A weaker filing is the single most common reason these claims fail on appeal.

    1. Parties & Definitions

    This Agreement is entered into between the Discloser and the Recipient, together the 'Parties', each as defined in Schedule 1. Each Party enters into this Agreement on its own behalf and, where applicable, on behalf of its Affiliates.

    2. Confidential Information

    Confidential Information means any technical, financial or business information disclosed by either Party in connection with the proposed transaction, whether or not marked confidential. It excludes information already public through no fault of the Recipient.

    3. Term: 3 yearsAuto-filled

    This Agreement commences on the Effective Date and continues for three (3) years unless earlier terminated under Section 6. The confidentiality obligations survive termination for a further two (2) years.

    4. Governing Law: DubaiAuto-filled

    This Agreement is governed by the laws of the Emirate of Dubai and the federal laws of the UAE applicable therein. The Parties submit to the exclusive jurisdiction of the Dubai courts for any dispute arising out of it.

    5. Notices

    Any notice under this Agreement must be in writing and delivered by hand, courier or email to the address in the signature block, and is deemed received on the next business day.

    6. Return of Information

    Upon written request, or upon termination, each Party must promptly return or destroy all Confidential Information of the other Party in its possession, including copies held in electronic form.

    7. Entire Agreement

    This Agreement, together with its Schedules, constitutes the entire agreement between the Parties regarding its subject matter and supersedes all prior discussions and agreements between them.

    8. Signatures

    IN WITNESS WHEREOF, the Parties have executed this Agreement as of the date first written above by their duly authorised representatives, in counterparts, each an original.
