Arabic-language reference guide to residential tenancy, rent increases and eviction in Kuwait under Lease Law No. 35 of 1978 (amended by Decree-Law 95 of 2024). General legal information, not legal advice — verify with Kuwaiti counsel.
In Kuwait, rent is fixed for the lease and protected by a 5-year freeze; after five years a landlord may raise it only where it sits well below market, up to the market average, and only once every five years, with 3 months' written notice. Eviction is limited to statutory grounds (non-payment, unsafe building, illegal use, unauthorized subletting) and needs a court order. Disputes go to the specialised Rental Division.
